What the three materials actually are
The material choice moves the total more than anything else you control, and less than what the crew finds once the old roof is off.
Architectural asphalt shingle
The default on most San Antonio homes. Impact-rated grades cost more and can lower an insurance premium.
Standing seam metal
Concealed fasteners, long service life, the highest labour content of the three.
Concrete or clay tile
Heavy. The structure has to carry it, which is a separate question from the roof price.
Why the range is wide
Decking repairs, flashing, vents, chimneys and skylights are only visible once the old roof is off, and together they move a total more than the choice of shingle does. Anyone quoting a firm price without going up there is guessing, and the guess is usually low.
Is this a quote?
No. It is a range built from your footprint, pitch, material and existing layers. A real price needs someone on the roof.
